Job Description

NHS Property Services have a fantastic opportunity for a Lease Advisory Manager, based anywhere within England.  The working hours are 37.5 hours per week (Monday to Friday) and the role attracts a salary of £31,000-40,000 per annum +  car allowance and 27 days holiday. This role is a Fixed Term Contract covering maternity leave for a 12 month period.

With great developmental support available this is an excellent opportunity for a surveyor to gain experience within a lease advisory role for a large, national organisation. 

The role of the Lease Advisory Manager is to support senior colleagues in the management of a portfolio of head lease and sub lease event activity.

You will manage individual lease events under the supervision of senior colleagues, protecting business operations in core leasehold sites through the effective management of lease event, ensuring that all lease events are managed in an effective and timely manner.

Lease Advisory Managers play an important role at NHSPS. They are the conduit between senior managers and leaders and the colleagues across the business who deliver for our customers and who keep the business running smoothly. Their teams are made up of specialists and team contributors, and typically they are responsible for the delivery of defined elements of the strategy and operating plans.

Managers frequently share the same professional and technical backgrounds as their teams.

Core elements of the role

  • Collaborate with property management and finance colleagues to ensure that lease events are
  • properly budgeted for both in balance sheet and I&E terms. Ensuring lease events are managed to budgets.
  • Working with senior colleagues to ensure all options are considered when concluding lease
  • event negotiations to minimise risk and maximise opportunities including schedules of condition, removal of onerous clauses, service charge caps.
  • Manage transactions in line with IAP and SE approvals, ensuring that horizon data is updated in line with SLAs.
  • Provides reporting on productivity and other KPIs.
  • Provides coaching and performance feedback to team members
  • Brings professional best practice to their roles
  • Spots opportunities to improve processes and practises
  • Shares technical/professional skills and knowledge
  • Oversees service delivery to internal and external customers at agreed performance levels
  • Manages budgets I line with forecast (where appropriate)
  • Adheres to the appropriate governance and compliance standards for professional area
  • Manages internal and external customer relationships

What helps people succeed in this role?​​​​​​​

  • Good understanding of landlord and tenant law and strategic asset management
  • Inspecting and measuring premises
  • Compiling comparable evidence
  • Assessing accurate rental values
  • Commercial negotiation experience in rent reviews lease renewals, break deferment/removal.
  • Broad understanding of modern people practices
  • Degree and/or equivalent relevant experience
  • Membership of the Royal Institution of Chartered Surveyors - post qualification experience
